    Top 5 Reasons To Use A Realtor When Buying New Construction

    Onsite sales agents work for the builder, not for you!

    Signing the contract is just the beginning.

    It’s more complicated and intimidating than an existing home.

    They can help understand what is included.

    It doesn’t cost you anything.


    I love new construction! In fact, I have dedicated a good portion of my real estate career working for builders and developers. With this said, I will be the first to tell you that the super nice model home agent WORKS for the home builder! So when you go into the home while friendly and helpful, they represent the builder.

    Building can often take up to a year or more of time from contract to completion. So having a Realtor® on your side, helping you through the different phases of construction is beneficial. Home construction is still done by hand, so mistakes and issues will arise!   Having a professional there to help negotiate through the process is priceless. One thing to remember that not all Realtors® are the same so if you are looking for buyer representation on new construction it’s important to find someone who isn’t going through the process with you for the first time as well! Seasoned new construction agents will know what to ask for on your first visit to model home.


    Model homes are pretty for a reason! They are there to sell homes, so knowing what is included and how that varies from the beautifully staged model will help make sure you stay within your budget. A good Realtor® will help you navigate through the price lists and “upgrade” lists to make sure you get the home you want in the price you can afford!


    Lastly, it generally doesn’t cost you a thing! Typically the builder has budgeted a 3% buyers agency commission in the price of the home. This is money paid from the seller to the agent.

    Just a quick reminder when working with builders and their sales agents:


    Be upfront about your agency representation; if you are working with a Realtor® tell them right away! If possible hand them a business card on first visit.
